Project: horizontal condominio Granja Vianna (2009-)
Site: Granja Vianna, SP, Brazil
Size: 5.190m² on 11.000m² terrain
The Granja Vianna project proposes a neighbourhood with 45 houses. We developed a crossover
between the traditional Brazilian condominio and typical Dutch middle-class Vinex-architecture.
The urban plan follows the basic setup of the local housing market: a walled neighourbood with
entrance building and ample leisure facilities. The houses are designed following Dutch standards,
in terms of layout as well as in terms of the esthetics of the façades. This let to lighter and
more spacious dwellings, and made them unique in the housing market.
In order to obtain a varied mix of people we designed houses in 3 sizes, of 90, 120 and 150 m².
Special attention was paid to the internal circulation, making cars ´meander´
through what is entirely pedestrian area.
